New-Build Moves At Rivington Chase And Middlebrook
Horwich is changing fast. The old Horwich Locomotive Works, which built engines for the Lancashire and Yorkshire Railway, is being turned into a large new neighbourhood called Rivington Chase. It sits between the town centre and Middlebrook, and outline plans allow for around 1,700 homes. More estates have gone up near Middlebrook, the retail park and the Bolton Wanderers stadium.
That means a lot of people moving into new-build houses. Our removals in Horwich often involve a fresh, empty home with new carpets, a gravel drive and a builder's hand-over date that may still move. We plan for all three.
We are CMR Relocation, with our depot at Broadheath in Altrincham. Horwich is about 23 km away in a straight line, and the M61 brings our lorries almost to the door.
New-build checklist
What To Check Before Moving Into A Horwich New Build
Developers work to their own timetable. These steps help your moving day go to plan anyway.
Confirm the hand-over date
Ask the site team when you will get the keys, and tell us as soon as it changes. If there is a gap, our storage covers it.
Ask about site access
Some estates still have building work going on. Check whether lorries can use your road and whether there are set times.
Protect new floors
We lay runners and cover door frames. It is worth asking the developer whether flooring is already fitted.
Measure the new rooms
New homes can have smaller bedrooms than older ones. Measure before you decide which furniture comes with you.
Old Horwich
Railway Terraces In The Old Town
Before the estates, Horwich was a railway town. The loco works opened in the 1880s, and rows of terraced cottages went up for the people who worked there. Many of those Victorian and Edwardian terraces are still lived in today, close to Lee Lane and the town centre. Later came post-war council housing and then the suburban estates of recent decades.
Terraces bring their own moving challenges. Front doors open onto the street. Stairs are steep and narrow. Cars park on both sides of the road. Our crew deal with that by taking larger furniture apart, carrying carefully and keeping the lorry as close as the street allows.
Lots of Horwich moves go from an old terrace to a new build, or the other way round. Either way, we can pack the old house, move you and unpack in the new one. Our packing service for whole homes takes care of the wrapping, and our house removal service covers the lifting and driving.
Going from a terrace to a bigger new house? Don't buy new furniture until you have lived in the rooms for a week or two. Going from a new build into an old terrace? Measure the front door and the stair turn first. Big corner sofas and super king beds are the usual problems.

Storage While Your Horwich Home Is Built
The most common problem with a new-build purchase is timing. You sell your current home, but the new one isn't ready. Or the builder hands over the keys a week before your buyer is ready to move in.
We can bridge that gap. We collect your belongings, load them into sealed containers and keep them at our Broadheath depot. Access is by arrangement, and there is no minimum term, though most people book at least a month. When the house is ready, we deliver straight to it. Read more about how our container storage works.
Some people stay with family while they wait. If you need a few things in the meantime, tell us when we pack. We will keep those boxes at the front of the container.
It is also worth checking your buildings and contents cover for the weeks your things are in storage. Ask your provider what they need from you. Keep a simple list of what went into store, too. It makes delivery day easier, because you will know which boxes you want first.
A railway town
What Was Here Before Rivington Chase: The Horwich Loco Works
If you are buying at Rivington Chase, you are moving onto a site with a long railway history.
The Lancashire and Yorkshire Railway built its locomotive works at Horwich in 1886. The first workshop, Rivington House, opened in February 1887, and the first engine left the works in 1889. For almost a century the works shaped the town, and many of the terraces near the centre were built for its workers.
The works closed in December 1983. The site became an industrial estate, and in 2006 it was made a conservation area. Plans for the new neighbourhood include a heritage core, which keeps a link to that past as the homes go up around it.
The first new homes, a Bellway phase called Barton Quarter, went up at the entrance to the site. More phases follow over the coming years, so expect building work nearby for some time. That is worth knowing on moving day. Ask the sales team which roads are open to lorries and if there are set hours for deliveries.
Once you are in, Horwich is in Bolton borough, so council tax, bins and school places go through Bolton Council. The town also has its own town council for local matters.
Life under the moors
Rivington, Lever Park And Winter Hill
Horwich sits right under the West Pennine Moors. Rivington Pike and Winter Hill, with its tall TV mast, rise above the town. Lever Park, the Rivington reservoirs and miles of walking paths are on the doorstep. That outdoor life is a big reason families choose the town.
It also means some homes on the edge of town are reached by narrow lanes, gates and steep drives. When you ask for a quote, tell us if your road climbs towards the moors. We will check the route and, if needed, plan a smaller van to shuttle between the lorry and your door.
If you have heavy, awkward items, such as a piano or a stone garden table, mention them too. Our piano movers send at least three people and use floor protection for every upright and grand. The local figures below show house prices, schools and crime for the town.
Roads and rail
The M61, Horwich Parkway And Chorley New Road
Junction 6 of the M61 sits right by Middlebrook. For our lorries that is the easiest way in: Broadheath to the M60, round to the M61 and off at junction 6. The Rivington Chase plans include a link road joining Chorley New Road with Middlebrook and the motorway, which will make the estate easier to reach when it is finished.
Chorley New Road, the A673, runs through the town towards Bolton in one direction and Chorley in the other. Horwich Parkway station, beside Middlebrook, has trains to Bolton, Manchester and Preston, and Blackrod station is closer to the old centre.
On match days and busy shopping weekends, the roads round Middlebrook fill up. If you can, pick another day. Our guide on the best time of year to move has more on picking dates.

FAQs
New Builds And Old Terraces: Horwich FAQs
Moving in or around Horwich? Ask us anything about the move.
My new-build in Horwich isn't finished yet. Can you hold our things?
Yes. Build dates often slip. We can load your current home, keep everything in sealed containers at our Broadheath depot and deliver once the developer hands over the keys. There is no minimum term, and you only book the delivery date when you know it.
Do you lay floor protection in a brand-new house?
Always. New carpets and fresh paint mark easily, so our crew put down runners and protect door frames before anything comes in. The same goes for the hallway and stairs of the house you are leaving.
Which postcode is Horwich?
Horwich is BL6, which it shares with Blackrod, Lostock and Rivington. It is in Bolton borough, so Bolton Council handles parking and council services.
Which station should I use if I'm travelling separately?
Horwich Parkway, next to Middlebrook, has trains to Bolton, Manchester and Preston, plus a park and ride. Blackrod station is the other choice and is closer to the old town centre.
Can you get a lorry up the lanes towards Rivington?
Most roads are fine. A few lanes under the moors are narrow, and some homes have gates or tight drives. We check the route when we quote and plan a smaller van if the lorry can't get close.
