The basics

How Stamp Duty Works On A Home In England

Stamp Duty Land Tax, or SDLT, is a tax you pay when you buy a home in England or Northern Ireland. It is not one rate on the whole price. Instead, each slice of the price is taxed at its own rate, a bit like income tax. The cheaper slices pay nothing. The dearer slices pay more.

Three things decide your bill: the price, whether you are a first-time buyer, and whether you will own more than one home once you complete. Where you live in England does not change the rates. So stamp duty on a Manchester home works the same way as in Kent or Cornwall. But prices across Greater Manchester vary a lot, and that is what makes the local numbers worth knowing.

Scotland and Wales are different. Scotland uses Land and Buildings Transaction Tax and Wales uses Land Transaction Tax. Some national websites get this wrong and say stamp duty covers the whole UK. It does not. If you are moving from Stockport to North Wales, check the Welsh rules.

I am Darrin from CMR Relocation, the removal firm at Broadheath in Altrincham. We have moved buyers across Trafford, South Manchester and Cheshire since 2011. We are not tax advisers, so every rate here comes straight from GOV.UK and the ONS, with the date we checked it. Your conveyancer gives you the final figure.

Above £1.5 million12%No relief

Source: GOV.UK, Stamp Duty Land Tax: residential property rates. Checked 9 October 2026. You usually pay 5% on top of every band if you will own more than one home, and 2% more if you are not a UK resident.

GOV.UK gives this example: a house bought for £295,000 pays 0% on the first £125,000, 2% on the next £125,000 (£2,500) and 5% on the final £45,000 (£2,250). The total is £4,750. A first-time buyer paying the same £295,000 pays nothing, because the whole price sits under the £300,000 first-time buyer threshold (GOV.UK, checked October 2026).

For your own figure, use HMRC's free stamp duty calculator on GOV.UK. It asks the same questions your solicitor will.

Stamp Duty On Average Homes In Trafford, Stockport And Manchester

Manchester£252,000£2,600£237,000£0
Salford£229,000£2,080£211,000£0

Prices: ONS House Price Index, provisional figures for July 2026, for Trafford, Stockport, Cheshire East, Manchester and Salford. Tax worked out with the GOV.UK rates. Checked October 2026.

The pattern is clear. In Manchester and Salford, most first-time buyers at the average price pay no stamp duty at all. In Trafford, the average home is well above the point where the 5% band starts, so a family moving up within Altrincham, Sale or Hale often faces a five-figure bill. Stockport and Cheshire East sit in between.

Averages hide a lot, of course. A flat in Didsbury and a detached house in Bramhall are in the same table row for some purposes, but not for your bill. The next table breaks Trafford down by type of home.

By type of home

Trafford Stamp Duty By House Type: Flats To Detached Homes

Trafford has the highest prices in our patch, so it shows the bands at work best. A terraced house in Stretford, a Victorian semi in Sale and a detached home in Hale each land in a different place on the scale.

TypeAverage priceHome moverFirst-time buyer
Flat or maisonette£220,000£1,900£0
Terraced£351,000£7,550£2,550
Semi-detached£454,000£12,700£7,700
Detached£807,000£30,350No relief

The jump between a terraced house and a semi is bigger than the price gap suggests, because almost all of the extra money falls in the 5% band.

First-time buyers

First-Time Buyer Relief And The Half-Million Cliff Edge

First-time buyer relief is generous, but it has a hard edge. You qualify only if you and everyone buying with you have never owned a home. If one partner has owned a home before, the couple pays the normal rates.

The edge is the price limit. A first-time buyer paying £500,000 pays £10,000. Pay £505,000 and the relief disappears, so the normal rates apply to the whole price: £15,250. That is £5,250 more tax for £5,000 more house (GOV.UK rates, checked October 2026).

This matters most in Altrincham and Hale, where a lot of family homes sit near that line. If you are close, ask your conveyancer whether fixtures, such as carpets and curtains, can be priced separately. Any split has to be a fair value. HMRC can challenge a price that has been cut to dodge the tax.

Buying a new-build flat in Manchester city centre on a new lease? There can be a small extra charge on the rent side of the lease, so ask your conveyancer to check it.

Two homes at once

Buying Before You Sell: The 5% Surcharge And Getting It Back

If you complete on a new home before the old one has sold, you own two homes that day. The law treats you like someone buying a second home, so you pay an extra 5% on every band.

Here is a made-up example. You buy the average Stockport home at £318,000 while your old house is still on the market. Normal stamp duty is £5,900. The 5% surcharge adds £15,900, so you pay £21,800 on completion. Sell the old home within three years and claim in time, and you can get the £15,900 back (GOV.UK, apply for a repayment of the higher rates, checked October 2026).

The claim has a deadline. HMRC must receive it by 12 months after you sell the old home, or 12 months after the filing date of the return for the new one, whichever is later. Put a reminder in your diary the day the old house sells.

Buying first often means moving out of one home before the other is ready, or the reverse. Our containerised storage at our Broadheath depot has no minimum term, so your things can wait while the dates catch up.

Paying it

Who Pays Stamp Duty And The 14-Day Deadline

The buyer pays stamp duty, never the seller. GOV.UK says you must send a return to HMRC and pay within 14 days of completion. If you have a solicitor or conveyancer, they usually file the return and pay the tax for you on completion day.

That means the money must reach your solicitor before completion, along with your deposit. Ask for a completion statement a week or two before. It lists the price, the tax, the fees and what you still need to send. If the stamp duty figure surprises you, ask why before you send anything.

Keep a copy of the SDLT return and the receipt. You will need them if you claim the 5% back later, and they are worth having when you sell.

FAQs

Stamp Duty In Greater Manchester: Your Questions

Still unsure about something in this guide? Darrin is happy to talk it through.

Is stamp duty different in Manchester from the rest of England?

No. Stamp Duty Land Tax uses the same bands everywhere in England and Northern Ireland, so a home in Altrincham is taxed the same way as one in London at the same price. What differs is the price. Average prices in Trafford are much higher than in Salford or Manchester, so buyers there often pay more. Scotland and Wales have their own taxes.

Do first-time buyers pay stamp duty in 2026?

Only on the part of the price above the first-time buyer threshold, and only if the home costs no more than the relief limit set out on GOV.UK. Everyone buying with you must also be a first-time buyer. If the price goes over the limit, you lose the relief completely and pay the normal rates. Check the table on this page, which links to GOV.UK.

When do I have to pay stamp duty?

GOV.UK says you must send a return to HMRC and pay within 14 days of completion. In practice, your solicitor or conveyancer usually files the return and pays the tax for you on completion day, using money you send them beforehand. Ask them for the exact figure well before you complete.

Do I pay the extra 5% if I buy before I sell my old home?

Usually yes, because you own two homes on the day you complete. If the new home replaces your main home and you sell the old one within three years, you can ask HMRC for the extra 5% back. HMRC must get your claim by 12 months after the sale or 12 months after the filing date of your return, whichever is later.

Does stamp duty apply if I move to Scotland or Wales?

No. Stamp Duty Land Tax covers England and Northern Ireland only. Scotland uses Land and Buildings Transaction Tax and Wales uses Land Transaction Tax, each with its own bands. If you are moving from Greater Manchester to North Wales, check the Welsh rules, not the figures on this page.

Can I add stamp duty to my mortgage?

Some lenders let you borrow a little more to cover costs, but that is a lending question, not a tax rule. Stamp duty is still due within 14 days of completion. Talk to your mortgage adviser early, because the money usually has to be with your solicitor before completion day.
