Business relocation
What Office Managers Need From A Business Move
Office removals Manchester businesses can rely on start with one simple aim: staff sit down at working desks on the first morning. Everything we plan points at that moment. The lorries and the lifting are the easy part. The hard part is the order, the timing and the detail.
CMR Relocation has moved offices since 2011. We plan the move, supply the crates, disconnect and reconnect the computers, build the furniture and take away what you no longer need. One team does all of it, so nothing falls between two firms.
Businesses we have moved include AVEVA, Meridian Healthcomms and Z+F. You can read about those moves in our AVEVA case study, the Meridian Healthcomms relocation and the Z+F relocation story.
- A site visit to check lifts, loading bays and parking before we quote
- Crates dropped off early, so staff can pack their own desks
- One named contact from the first meeting to the last crate collected
- Lifts, doors and floors protected in both buildings
The project
Four Phases Of A Manchester Office Relocation
Every office move we run goes through the same four phases. The size of the business changes how long each one takes, not the order.
- 1
Look and listen
We walk both buildings with you. We note lifts, loading bays, stairs, parking and anything the landlord needs from us.
- 2
Write the move plan
Who moves when, which floor goes first, where every desk lands and what happens to old furniture. You sign it off.
- 3
Get staff ready
Crates arrive at least ten days before. Staff get packing notes and labels. We brief your IT team on what we unplug.
- 4
Move and settle
We load out of hours, build, place and reconnect. On the first morning we stay on hand to sort any small issues.
Planning timeline
An Office Move Timeline Working Back From Go-Live
This is the timeline we work to for a typical office of a few dozen staff. Smaller teams can squeeze it. Larger moves stretch it. Our printable checklist for office managers covers each job in more detail.
| When | Your team | CMR Relocation |
|---|---|---|
| 3 to 6 months out | Sign the lease, order phone and data lines, choose a move lead | Visit both sites and give a free quote |
| 8 to 12 weeks out | Agree the floor plan and decide what furniture to keep | Plan desk positions and order any new furniture |
| 4 to 6 weeks out | Tell staff, clients and suppliers the date | Book lifts and loading bays with both building managers |
| 10 days out | Staff clear desks and start packing archive files | Deliver crates, labels and packing notes |
| Move weekend | Your IT lead is on call for servers and network | Disconnect, load, move, build, place and reconnect |
| First week | Report any snags to one contact | Fix snags, collect crates and clear the old office |

Out of hours
Why We Move Offices At Night And At Weekends
Every hour your office is closed costs you money and goodwill. So we do the heavy work while you are not trading. A common pattern is to start loading at five on a Friday, run through Saturday and leave Sunday for building and checking.
Out of hours also helps with the building. City centre blocks often restrict loading and lift use during the working day. In the evening the goods lift is free, the loading bay is empty and the corridors are clear of people.
For city centre streets, we check the parking rules and loading bays at both addresses. Manchester City Council handles bay suspensions and yellow-line dispensations, and asks for at least five working days' notice. We build that into the plan.
If a full weekend is not possible, we can split the move. One department goes on Friday night, another the next week. Each group is packed, moved and working again before the next starts.

What Decides The Cost Of A Business Relocation
We quote every office move on its own, after we have seen both sites. These are the things that change the price most.
Headcount and desks
More desks mean more crates, more IT and more furniture to build or move.
Lifts and loading
One small lift for five floors takes far longer than a ground-floor unit with a loading door.
Timing
Overnight and weekend work costs more than a weekday move but saves your trading time.
IT to move
Each desktop, screen and dock needs to be unplugged, packed and set up again.
Furniture work
Bench desks and storage that must come apart and be rebuilt add crew hours.
Clearance and storage
Old furniture to clear, or items to store while the new office is fitted out.
Risks
Where Office Moves Go Wrong, And Our Fixes
Lines not live. New phone and internet lines can take weeks to install. If they are late, the best move in the world still leaves staff offline. We ask about line dates in the first meeting and plan the move date around them.
Desks in the wrong place. Without a clear plan, desks end up where the crew guessed. We number every desk position on your floor plan and label every crate, chair and pedestal to match. Our space planning service handles this in detail.
Staff pack too late. People are busy, and packing gets left until Friday afternoon. We deliver crates at least ten days ahead and give staff a short guide. Our crate hire service explains the types of crate.
The building says no. Some landlords ask for method statements, risk assessments or a booked lift slot. We find out early and supply what they need, so nothing stops the crew at the door.
A scuffed reception. Polished stone and pale oak floors in a shared lobby mark easily, and the landlord will notice. Before the first crate comes through, our crew tapes down a protective walkway from the entrance to the lifts, and the same goes down at the new building.
Who we move
Offices, Studios And Units Around Manchester And Cheshire
We move offices of every size, from a small team above a shop to a whole floor in a city centre block. Our crews know the loading rules of central Manchester, the business parks around Trafford and the office buildings of South Manchester and Cheshire.
Our depot is in Broadheath, Altrincham, close to the M56 and the M60. That puts us within easy reach of offices in Salford Quays, Stockport, Altrincham and Wilmslow, as well as the city centre.
This service suits office managers, facilities teams and business owners who need one firm to take charge of the move. If you have your own project manager and just need hands, see our move-day labour service instead.

Office Relocation Questions From Facility Teams
Office managers ask us these before nearly every business move. Call the team if your question is not here.
How far ahead should we start planning an office move?
For a small office, two to three months is usually enough. For a whole floor or several floors, start as soon as the lease is signed. The longest jobs are often outside our part: new phone and data lines, landlord sign-off and furniture orders. Bring us in early and we will build the move plan around those dates.
Can you move us without closing the office during the week?
Yes. Most of our office moves happen on a Friday evening, over a weekend or overnight. Staff pack their own desks on the Friday afternoon, and the crates are waiting at the new desks on Monday morning.
Who should be our main contact during the move?
Pick one person on your side with the power to make decisions, often the office manager or facilities lead. We give you one main contact on ours. Everything about the move goes through those two people, which stops mixed messages.
Do you need to visit our offices before quoting?
For most office moves, yes, or at least a detailed walk-round by video. We need to see the lifts, the loading area, the stairs and how much is moving. Floor plans of the new space help a great deal.
What happens to furniture we are not taking?
Old furniture can go to local charities and schools first. What they cannot use is broken down into metal, wood and laminate for recycling. Old computers and screens are dealt with under the WEEE rules. Our clearance team can price this in the same quote.
